Villa 16Tulum is a very private and quiet natural charm with a large capacity for 18 guests in a privileged location just a few minutes by bike from beautiful beaches and cenotes, archaeological sites and all the attractions of Tulum with its small streets and all its culture and tradition, all these characteristics make 16Tulum the ideal place for those explorers who want to know every corner of this emblematic Mexican paradise.

With a large outdoor space to share with beautiful natural vegetation that turns the space into a calm and peaceful refuge with natural sounds and a relaxing breeze to enjoy in the large space of the plunge pool, the different terraces with comfortable furniture and wide spaces ideal for group yoga classes with a large dining room and outdoor kitchen, all ideal for celebrations, private weddings, retreats and themed workshops with up to 60 people (remember, only 18 people can be hosted).

With 8 totally independent private suites, each with a private bathroom, some rooms have private pools and gardens and others with large terraces ideal for relaxing and contemplating the beautiful Mexican sky.

• Rates are in USD per night
• A security deposit of $4,000 USD is required for all reservations
• A $400 USD cleaning fee is applicable for all bookings

• No Parties, no loud music. Small private events such as dinners are allowed with respect for the space and the house rules
• No outside guests are permitted in the villa
• No outside sound systems (besides the one already on property)
• Noise restrictions from 10 PM
• Tulum is a remote location where a shortage of electricity and water can occur, 16Tulum is equipped with a generator to power basic amenities, 16Tulum or the owner will not be held responsible for any outage
• No pets
• No smoking
• 16Tulum is not responsible for any accidents, loss, theft, or damage of any valuable belongings. We ask adults to watch their children at all times while using the pool
• We ask that our guests check all windows and doors are locked when they leave the room for both security and extreme weather
• Please turn A/C off when not needed
• A 10% discount applies for stays 7 nights or longer (low season only, holidays not applicable)
