• A mandatory $2,000 USD security deposit is required in cash upon arrival

• Additional $150 per extra guest for groups above 10
• Check-in is anytime after 4:00PM and check out by 11:00AM
• All credit card holders must be aged 25 years and older at check-in
• A 5% service charge on the food and service bill will be collected onsite at the end of the guest’s stay
• House is all-inclusive except alcohol
• Special offer for stays more than 1 week save 10% and stays more than 2 weeks save 20%!!!
• The villa is built and functioning in a sustainable and ecological manner, as per rules and regulations of the UNESCO natural reserve. We will buy the Sian Ka’an park entrance tickets in advance, which are $5 USD per person per day and will add to your bill for the end of the stay
• Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Additionally, pets are not allowed
• It is also important to note that roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road quality/condition
